The Coconut Grove on Kapalua Bay AOAO is a 9-building project with 36 individually owned units located alongside a beautiful beachfront community in West Maui. This project included tear off of all the existing flat roof sections that had moisture below the membrane, extensive wood work to modify the parapet walls and the installation of about 270 squares of 80mil Sarnafil EnergySmart G410 singly-ply membrane in Tan.

This project had been experiencing ongoing leaks and much of it was due to the improper waterproofing of the parapet walls, scuppers (14 per building!) and décor elements that led to trapped moisture below the surface.

The unique aspect to this project was all the woodwork and preparation for the roof deck that had to be installed prior to the installation of the roofing system itself. All exterior walls and internal veranda decorative walls had to have custom fit wood nailers installed along the top of the parapet walls and interior siding to prep the walls for the membrane installation. The decorative finials along the external walls had to be removed thus changing the façade of the building exterior. However, the finished edge metal flashing and knowing it was “done right” and watertight, gave the homeowners peace of mind.

The design of the roof top area was very cut-up. This made the woodwork for the nailers along the top of all the parapet walls as well as the metal flashing work extremely tedious with the jogs in and out of the corners. As a high-class residential community, the details and aesthetics had to be consistent across the entire rooftop.

Some of the roof area fell underneath a concrete slate roof eave leaving minimal space for the crews to work in. There was a 2.5’ space beneath the eaves that the men had to work in– removal of the existing roofing, filling voids, and installing the new roof system and flashing details.
