Maunalani Nursing and Rehabilitation Center sits at the top of Maunalani Heights one of the most scenic lookouts on the island of Oahu.  The center has been in operation since 1950.  This particular re-roofing project was a tremendous success above and beyond the complex roofing details that made it challenging.  It was a collaborative effort working with the onsite facilities staff during the height of the global coronavirus pandemic to maintain stringent protocols for the safety of the clientele below as well as our men.  Our team worked hand in hand with the facilities to ensure we were able to execute this project safely and on-time in the midst of a pandemic and a facility with high risk clientele. 

 

Scope of Work:  Maunalani Nursing and Rehabilitaiton Center was a complete tear off down to the decking and installation of a Malarkey Ecoasis Asphalt Shingle roof system. This project included the removal of the existing metal shingles, underlying asbestos shingles, underlayment, flashing, gutters and downspouts and replacing with new asphalt shingles, underlayment, flashings, gutters and downspouts, removal and relocations of vents.  This project also included the removal and abatement of underlying asbestos, removal of abandoned mechanical equipment and housing, and installation of insulation and roof safety anchors. TrinityERD was the consultant on the project. 

 

Detailed Description of the project:  Maunalani definitely presented a challenge from the very onset.  This building had been expanded slowly over the years presenting a “Frankenstein” type of roof scenario with mismatched roof decking, fascia, etc. that Commercial Roofing was able to completely remove and rebuild with a more seamless and consistent roofing system for a watertight installation.  The entire building consisted of 4 different wings, each one with a different substrate, and varied layers of material beneath the metal shingles.  With an 8:12 pitch and a 45’ drop off the side of the mountain around 50% of the building, mobilization, staging and execution was of the highest safety protocols. 

Initial investigations revealed several areas of concern which included: two different substrates – wood and concrete that needed to be correctly tied in together at multiple locations, extreme wood rot due to termite damage, corrosion of the soffit and fascia boards, and sections of the concrete building that gutters had to conform to fit.  

Several other unexpected factors made this project uniquely challenging such as the Coronavirus pandemic that impacted Hawaii at its peak around March/April 2020, Hawaii also had Hurricane Douglas that came very close to our islands during this project. Lastly, with the location at the top of a mountain, the high winds and gusts were a constant factor to be aware of.
