AOAO LAE NANI CONDOS is a beach front resort condominium located on Kauai’s east shoreline. Lae Nani is a low-rise, 84 unit, 6 building complex with 3 floors per building. This re-roofing project included the entire tear off of the existing shake roofs covering 48,712sq.ft. for 6 buildings and a maintenance shop. This project also met the Kauai enforced energy code requirements with 2 of the 3 requirements for radiant barrier and ridge vents installed. CertainTeed Solaris Gold Shingles in Max Def Resawn color were installed along with brand new 6” aluminum gutters. New metal flashings were installed including the pitch change flashings, gutter flashings, and metal valley flashings.
This project had to be completed with minimal impact to the residents and thus required packing in and packing out daily. Tarps were installed over the sides of the buildings to protect the lanais and balconies from falling debris.
This project included special roof slope considerations as the upper portion of the roof transitioned from a 4:12 pitch into a 9:12 Hawaiian pitch. The men had to “mountain goat” these sections. Toe boards were installed for material loading. Fall restraint was crucial.
The tear-off required completely removing the existing shake roof, underlayment of existing plywood decking and complete disposal daily off the premises. Due to the property layout, only two buildings allowed for crane access for unloading of debris. All other roofs required manual removal off each three-story building. Daily, plywood had to be laid out along the walkways for the vehicles to pack materials in and out of the property, and daily it all had to be removed so as not to be a safety hazard to the residents and guests.
This project met the strict compliance to the Kauai county energy code requirements. In addition to the ridge vents installed on every building, AtticFoil® was also installed in every attic to meet the radiant barrier requirement. It was a 5-layer system with a reflectivity of 97% that had to be manually installed across the attic rafters from the top to the bottom of the attic spaces. Our men worked very closely with the resident manager to bring in planking, ladders and lighting into the attic spaces to get the radiant barrier installed. Each building had a small 2’ x 3’ access point cut out in the rooftop for the men to enter, load materials and exit.
