The Embassy Suites project in Kapolei was brand new construction.  The scope of work included below grade waterproofing, low-slope thermoplastic membrane installed on the main roof and seven lower roof areas as well as the steep slope mansard tile roof around the perimeter of the main roof for this 8-story building.

Below grade waterproofing included the application of Grac Procor 20 waterproofing membrane to the basement vertical walls, elevator shaft vertical walls 12 feet below grade for the hotel and 6 feet below for the parking structure below grade walls.  Firestone 80 mil TPO was installed on the field areas of the main roof and seven lower roof areas.  Firestone 60 mil TPO was installed on the vertical 12’ parapet walls.  Boral Concrete tiles were individually foamed and fastened to the self-adhered underlayment.

What made this project a challenge was the design factors that had to be taken into consideration for the low-slope roof area.

  • The original design was incorrect for the water exit points. They were built too high on the parapet walls.  The solution to this meant raising the entire roof deck to accommodate the water drainage exit points thru the parapet walls.
  • There were over 850 pipe penetrations on this rooftop that made this project TEDIOUS.

Raising the height of the roof deck meant increasing the height of the entire roof deck system.  There were four layers of flat stock, tapered EPS insulation, ½” primed densdeck and 80mil Firestone TPO that had to be installed.  4 inches of flat stock was installed across the roof deck and the EPS insulation ranged from 4” up to 16” high in some places.  A three-way tapered system had to be created in order to flow the water into the drains.

850 pipe penetrations to cut around and seal was a difficult and detail oriented process to have to do for the 4 different layers or roofing.  Coordination of this project was key especially keeping close with the mechanical contractors for the installation and extensions of pipe and duct work supports.  Every pipe required a T-patch to meet manufacturer specifications and thousands of t-patches were installed across this rooftop.  The detail that went into this roof was incredible.
